What Is a Winter Vestibule?
A vestibule — also called a storm enclosure, winter enclosure, or entry vestibule — is a temporary or permanent enclosed structure installed in front of a building’s entrance. It creates an airlock-style buffer zone between the outdoors and your interior space, so cold air, wind, and precipitation don’t blast through every time a customer walks in. For businesses in New York City, vestibules are especially valuable from late fall through early spring. The difference between a bare doorway and a properly installed vestibule can be dramatic: lower heating bills, less draft across the dining room or sales floor, and an entrance that feels inviting rather than punishing.
We fabricate vestibules with aluminum frames combined with Sunbrella® canvas fabric panels and polycarbonate, acrylic, or plexiglass panels — all US-made materials, built to withstand NYC winters season after season. Every unit we produce is designed to meet NYC Building Code Chapter 32 requirements for temporary storm enclosures, including material fire-resistance ratings under BC § 2606.4 for plastics and NFPA 701 for canvas fabric.

Seasonal vs. Permanent Vestibules
Every NYC entrance has different demands. A busy restaurant in winter needs wind protection fast. A high-traffic commercial building may need a fully enclosed, year-round solution that becomes part of the architecture. The right choice affects comfort, energy efficiency, permitting, and long-term cost. Below, we break down the real differences — so you can confidently choose the vestibule that fits your business, your building, and your goals.
Seasonal / Temporary Vestibules
Temporary vestibules are the most common choice for NYC businesses. They go up in mid-November and come down by April 15 — in line with the city’s permitted seasonal window under NYC Building Code § 3202.3.2. They’re designed to be installed quickly and cleanly, without permanent modifications to your building or sidewalk. Our modular aluminum frame systems bolt together on-site and can be removed and stored compactly between seasons, making them cost-effective year after year.
- Best For:Restaurants, cafés, bars, retail shops, lobbies, and any commercial entrance where you want seasonal protection without a permanent build-out.
- Typical Cost Range: $4,500 – $10,000 depending on entrance width, panel configuration, door type, and branding elements.
Permanent Vestibules
Permanent vestibules are built once and stay year-round. These involve more substantial construction — typically framing integrated with the building façade, higher-grade glazing, weather sealing, and sometimes lighting or heating. Because they constitute a building alteration, permanent vestibules require a DOB alteration permit (Alt-2 or Alt-3), filed by a licensed architect through NYC’s DOB NOW system. If your entrance sees extremely high foot traffic, or if you want a fully finished, architectural-grade solution, a permanent vestibule delivers long-term value.
- Best For: High-traffic commercial buildings, hospitality properties, office towers, and businesses looking for a year-round branded entrance solution.
- Typical Cost Range: $5,000 – $20,000+ depending on scope, materials, and permitting requirements.
Benefits of Custom Vestibules & Entrance Enclosure
Vestibules are temporary or permanent enclosures installed at entryways to block cold air, wind, and rain—especially during NYC’s harsh winters. They improve energy efficiency, keep interiors comfortable, and create a polished first impression.
Reduced Heating Costs
The airlock effect keeps cold air from flooding in every time your door opens.
Draft-Free Interior
Staff and customers near the entrance stay comfortable — no cold blast hitting the floor.
All-Weather Entry
Wind, rain, and snow stay outside. Customers step in without bringing the street inside with them.
Branded Storefront
Canvas panels carry your logo, colors, and graphics — visible from across the block all season.
Professional First Impression
A well-built vestibule signals a well-run business before a customer even walks through the door.
Cleaner Interior
Less tracked-in snow, slush, and dirt means less cleanup for your staff throughout the day.
Why Businesses Choose Signs NYC
Signs NYC brings over three decades of hands-on experience to commercial vestibule design and installation across New York City. From narrow storefronts in Manhattan to high-traffic retail properties in Queens, we understand the real-world construction challenges, NYC Building Code requirements, ADA compliance standards, and borough-specific regulations that impact every entrance.
In business since 1989.
We've seen every type of NYC entrance, dealt with every borough's DOB office, and installed vestibules on everything from cramped Manhattan storefronts to sprawling Queens supermarkets. That experience shows in every installation.
Code compliance
We don't hand you a vestibule and wish you luck. We design within the NYC Building Code dimensional requirements, use materials that meet § 2606.4 fire-resistance standards, and ensure ADA accessibility compliance at every entrance.
American-made materials
We build with Sunbrella® fabric and domestic-grade plastics — not cheaper imported alternatives. Sunbrella is NFPA 701 fire-rated, engineered for outdoor exposure, and backed by a manufacturer warranty. It shows in the quality and longevity of every vestibule we install.
From design to removal
One vendor handles design, fabrication, installation, and removal. No coordinating between a fabricator, an installer, and a permitting consultant.
NYC Code Requirements — What Every Business Owner Should Know
NYC Building Code Chapter 32 governs encroachments into the public right-of-way — which is what a vestibule does any time it extends past your building’s property line onto the sidewalk. Here’s what the rules say:
For restaurants and eating/drinking establishments (BC § 3202.3.2.1): Your temporary storm enclosure can extend beyond the building line by up to 25 square feet in area, provided you maintain a minimum 5-foot unobstructed sidewalk path and comply with ADA door maneuvering clearances. This is the larger allowance, introduced in the 2022 NYC Building Code specifically to support restaurants.
For all other businesses (BC § 3202.4.2): Your enclosure may project no more than 18 inches beyond the street line. This applies to retail, offices, medical practices, gyms, salons, and any non-food-service business.
Materials
Light-transmitting plastics (polycarbonate, acrylic, plexiglass) must meet fire resistance and smoke-density standards under BC § 2606.4. Individual plastic sections cannot exceed 300 square feet and cannot be attached above 50 feet from grade. Canvas fabric panels must be fire-rated, typically to NFPA 701 standards for textile materials used in structures.
Accessibility
If your entrance is an ADA-required accessible route, your vestibule must also be accessible — compliant door widths, no raised thresholds, and proper maneuvering clearances inside.
Season
November 15 – April 15 only. The enclosure must be fully removed by April 15 each year.

How Much Does a Vestibule Cost?
The cost of a vestibule varies based on factors like size, materials, and whether it’s a temporary or permanent structure. Here’s a breakdown:
Temporary Vestibules: Cost: $4500 to $10,000. Ideal for seasonal use, providing weather protection during colder months.
Permanent Vestibules Cost: $5,000 to $20,000. Designed for long-term use, with durable materials and custom features like branding and insulation.
Additional Costs to Consider:
Beyond the base vestibule cost, a few factors can affect your final number. Installation complexity varies — a wide entrance on a busy Manhattan block takes more crew time than a single-door Queens storefront. If you’re adding branding, logos, custom colors, or vinyl graphics to your panels, that’s priced separately based on coverage area and design complexity.
For permanent vestibules, DOB permit filing adds both cost and lead time, and typically requires a licensed architect. We walk through all of this during your site visit so there are no surprises on your quote.

We’ve been working with this printing company for years, and the service has always been excellent! The team is professional, responsive, and always delivers high-quality printing. Turnaround time is fast, and they consistently go above and beyond to make sure everything looks perfect. Highly recommend!Posted on Bart BeckermannTrustindex verifies that the original source of the review is Google. This was a very frustrating experience, a huge waste of time, energy and money. I had some work done from them a few years ago and had a good experience, so I decided to work with them again. I wish that I didn’t. Hamza, who handled my project, would only communicate by email and refused to have a short conversation by phone even though I requested it over 5 times. A simple phone call would have saved everyone a lot of time and energy. There were so many miscommunications about many things. When I got the sign it was very flimsy and thin with air bubbles in the finish. They agreed to replace it. The one they brought to replace it had a grayed out, grainy finish. For $550, I was expecting better quality. They said they would take back the signs and refund it, but I can’t operate my business without any signs and do not have the bandwidth to go through the whole process with another company at the moment, so I am taking a loss. I will have to throw the sandwich board sign away because it is so thin and flimsy and gets blown down by the wind several times per day. I am very disappointed with the communication, the service and the quality of the signs. If you use this company, I hope that you have better luck than I did. I also recommend that you insist on having a phone conversation with them before doing business. Only communicating by email did not work. It was a huge waste of time and energy. They did their best, it was just a bad job.Posted on Michael AnthonyTrustindex verifies that the original source of the review is Google. After comparing several sign companies, I confidently chose Signs NY. Their competitive pricing, combined with their exceptional quality, made them the clear winner. The sign they created for my restaurant is stunning and has garnered numerous compliments.Posted on welcome homeTrustindex verifies that the original source of the review is Google. We worked with Hamza and his team for months as we geared up to open our bakery. They were helpful, professional, quick to respond, clear communicators, and made sure everything was PERFECT before even addressing payment - something that we really appreciated as small business owners! We couldn't be happier with the painted signage up top and metallic details on the windows. Thank you Hamza and thank you Signs NY!Posted on Ryan WinterTrustindex verifies that the original source of the review is Google. Had a great experience with this company getting vinyl signage made for my cafe. They were prompt, communicative, and the product looks great.

Frequently Asked Questions
For temporary seasonal vestibules that comply with the NYC Building Code dimensional limits (18 inches for most businesses, 25 sq ft for restaurants), a formal DOB permit is generally not required. Permanent vestibules do require an alteration permit. If your building is in an LPC historic district or if your enclosure exceeds standard limits, additional approvals apply. We assess this during our site visit.
The NYC Building Code permits temporary storm enclosures between November 15 and April 15. They must be fully removed by April 15 each year.
Yes. We can apply vinyl graphics, logos, and custom printing to vestibule panels. This is a popular option for restaurants and retailers who want the vestibule to double as a branding opportunity. Note that if your vestibule is in the public right-of-way, NYC DOT outdoor dining signage rules may apply if it’s associated with a dining setup.
Our vestibules are built with commercial-grade aluminum frames, Sunbrella® canvas fabric panels (American-made, NFPA 701 compliant), and polycarbonate, acrylic, or plexiglass panels. All plastics meet NYC Building Code § 2606.4 fire-resistance and smoke-density requirements. We use US-made materials throughout — no imported substitutes.
Yes, but buildings in LPC-designated historic districts require LPC review for any exterior element. We’re familiar with this process and can guide you through it. Start early — LPC review adds lead time.
Most vestibules are installed in a single day. Fabrication typically takes 1–2 weeks after design is approved and deposit received.
Yes. We serve all five NYC boroughs and New Jersey. For NJ installations, local municipal requirements may differ — we assess those case by case.
